Vernor Estates Final Road Completion - must read!!

The end of construction and enjoyment of your new roads is coming very soon!!!  Please thoroughly read the information below.

PRESIDENT’S (Kevin Wood) NOTE:   We have worked on redoing our roads for 6+ years.   The next few weeks will determine how they will look and last the next few decades.   Please read the details below and follow the directions.  Each homeowner is responsible for contacting and coordinating their Lawn Service and other work crews at their properties during this time period.

‍‍The Road Paving Operation is to start on Monday (8/31) morning and continue through the evening of Tuesday 9/2.   Please do not drive on the roads until we have opened them.    Attached is a Color-Coded Map for each day of the HMA (Hot Mix Asphalt) and Paving Operation.

8/31:

The contractor will start at the back of the streets, shown on the color-coded map, and work their way out to Ardmore and Stoneleigh Roads. Parking will be at the school.

9/1:

The Contractor will pave Stoneleigh Road from Long Lake Road to Ardmore Road and then from the project limits to Ardmore Road. You will not have access if you live on a side street off of Stoneleigh or Stoneleigh Road. Parking can be at the school.

9/2:

The Contractor will start in the back of Ardmore Road and work their way towards Lahser Road. You will not have access if you live on a side street off of Ardmore or Ardmore Road. Parking will be at the school.

Driveway Paving Progression.

9/3 - 9/4: Driveways will start in the progression of the paving operation.

Please see the color coded/highlighted map that shows the road paving progression for each day.

‍‍Your vehicles need to be removed from your driveway by 6:30 AM. Please be diligent in removing your vehicles as requested; see below the information regarding the glue-like substance that will be placed.

Also, please do not gauge removing your vehicles by the timing of previous paving operations. Not only is the glue-like substance a concern but the placement of the final HMA (Hot Mix Asphalt) is much quicker as it is not placed as thick as the previously placed HMA.

‍‍The contractor will be providing transportation via golf cart to the elementary school parking lot.

The roads being paved on each day will need 24 Hours for them to cool and properly cure. We will place caution tape and cones across the roads to close them. We will remove these items when the roads are cooled enough to traverse them.

If residents choose to traverse the roads prior to the contractor opening them; there will be no remedy to damage that is caused. 

There will be a glue-like substance that will be placed on the existing asphalt the morning of the paving operation. It starts off as a liquid and evaporates to a sticky, sticky glue. If driven through or walked in, it will get on your shoes, tires, etc.  And become very sticky and unremovable from shoes, floors, concrete, tires, cars, etc....Please do NOT drive or traverse through this material in any way! The contractor will not be responsible.

It is strongly suggested that you place garbage cans or barriers at the end of your driveways during the paving operations to eliminate anyone else from traversing on your driveway with this glue-like substance and causing an unsightly appearance.

When traversing the roads after the final lift of HMA has been placed on both the roads and driveways, please make wide and rolling gentle turns in and out of your driveways, avoid parking on the road way during hot periods of the day. Otherwise, you may experience a blemish in the surface of the HMA; the blemishes will not be detrimental to the HMA but will not be aesthetically pleasing. These blemishes will not be remedied by the contractor.

Please do not allow children, pets, nor yourself to walk on the new HMA until we have opened the roads for vehicular use. The HMA is placed at 400 degrees and is sticky which will quickly burn bare feet and animal's paws and also melt shoe soles.

Please use extreme caution when driving through the subdivision during the final construction operations. The road crew has witnessed multiple residents driving at excessive speeds throughout the subdivision. Please be mindful this is a construction zone and the people working have families/children that they want to see at the end of the work day.

Please encourage your neighbors and friends to follow this website and the posts. I have spoken to numerous residents over the past couple of weeks and many were not aware of this website. This is a great way to stay in the know, especially with the paving operations starting and continuing throughout the remainder of the project / construction. There will be many road closures, overnight, coming in the near future.

It is recommended that you get all your shopping, appointments, etc... done before the road closures take place ahead of the road closures. This is a great time to take a long weekend/vacation, etc.. while the contractor works diligently to place the final lift of HMA. 

The restoration contractor will follow directly behind the road and driveway paving operations with placement of the dirt / sod. The sod is intentionally placed at approximately an inch below the finished HMA grade to allow for water to shed off of the roadway.

‍ ‍‍*IMPORTANT NOTE:

EMERGENCY VEHICLES WILL have access at all times and at any detriment to the paving operation. Someone's life/dwelling is considerably more important than any road; we can always fix the road!

We understand the inconvenience that this paving operation causes residents; we want to deliver the best possible product to you the residents as possible and need your assistance.

This is why we are providing advance notice to the residents; to be able to adjust schedules, plan ahead, etc.
